Before the Listing

All Isakson properties listed on our marketplace have been carefully picked, renovated, and rented. You can be assured that the property you are investing in is safe and profitable.

1. We Buy
the Property

When our teams find a rental property that matches our stringent criteria, Isakson buys the property.

The factors we look at include: location, sale history, overall condition, fixtures, current occupancy, and, most importantly, sale price relative to current valuation.

By purchasing significantly undervalued homes, we are able to hedge against market downturns.

2. We Prepare and Renovate

Isakson’s in-house architects and contractors work to maximize rental income and asset appreciation.

Following the purchase, our teams will conduct all necessary repairs, renovations, and/or improvements.

We also obtain appropriate home insurance and all required registration.

3. We Rent the Property

Isakson will rent out the home to reliable, long-term tenants to ensure consistent cashflow.

Our leasing process is extremely selective, as we prioritize trustworthy and reliable tenants. We require tenant insurance. 

We set the rent at a reasonable but competitive rate that far exceeds expenses, and ensure the property generates regular, stable revenue year-long.

4. We List the Property

Once the property is rented and revenue generating, we list it on our marketplace for you to see and invest in.

We issue exactly 10,000 shares of each listed property. Through our online marketplace, investors like you are able to quickly and easily purchase or sell any number of these shares.

How the Marketplace Works

Isakson’s marketplace functions exactly like a stock trading platform, but for real estate.

Sell Offers

1. Sellers decide to sell some of their shares for a certain property.

2. Sellers are fully able to choose the price, number of shares, and, optionally, an expiry date.

3. Interested buyers can now see and accept the Sell Offer on the property listing page.*

Buy Offers

1. Buyers either accept a Sell Offer or publish their own Buy Offer.*

2. Once a seller accepts, the transfer process begins.**

3. After the transfer, you receive the shares you bought directly to your account.***

* Sell and Buy Offers are not binding upon the seller/buyer and are subject to the seller/buyer’s final approval. No payment is required until the trade has been approved by both the seller and buyer.

** As broker, Isakson will route the money from the buyer to the seller. We will also handle all aspects of share ownership transfer.

*** Buyers will also receive a digital share certificate in accordance with the Quebec Business Corporations Act.

Your Monthly Profit

You earn a share of property profits directly equal to your share ownership percentage. These profits are paid out into your account monthly, and can be withdrawn to your bank account at any time.

Rental profit is all income generated by the property, less all expenses associated with the property, such as condo fees, repairs, insurance and management fees.

A property's monthly revenue is indicated on the property's listing page, so you always know exactly what returns to expect.

Property Management

Our experienced rental managers handle all minor property affairs. Major decisions, like large renovations or selling the property, are decided upon by shareholder vote.

Minor issues like small fixes, tenant requests, and administrative tasks are 100% handled by Isakson.

All property investors have one vote per share and may propose or vote on motions, like selling the property, adding a new unit, etc. Isakson is legally bound to respect any majority decision of the investors.

Exiting Your Investment

You may get your capital back by selling your shares on our marketplace. If the property itself is sold by Isakson, you will also get your share of the sale price.

Isakson does not take a cut or fee from the property sale price. Upon receipt by Isakson, 100% of the sale value is immediately distributed to the property's investors according to each's ownership percentage. The sold property's outstanding shares are then annulled.
